The initial step involves identifying which areas should be photographed. Typically, the most essential spaces include the living room, kitchen, bathroom, and master bedroom. Areas such as garages and laundry rooms are usually not included unless they are well-organized and visually appealing.
It may be beneficial to utilize the laundry room, storage area, or garage as a temporary space for storing items that should not appear in the photographs. If this is not a viable option, an alternative approach is to designate a single room for temporary storage and photograph that space last, ensuring that all stored items are removed beforehand.
General Guidelines
Pay careful attention to lighting. Maximize natural light by opening curtains and blinds, and ensure all artificial lights are turned on.
Keep in mind that rugs and mats can make a room appear smaller, so it is advisable to remove them.
Minimize or eliminate visible outdoor clothing and footwear in entryways.
Clear unnecessary objects from the floor, including pet accessories, toys, and waste bins.
Turn off all electronic screens and ceiling fans.
Where possible, conceal electrical cords and cables connected to appliances or lighting fixtures.
Kitchen
Remove any items attached to the refrigerator, such as magnets, notes, or photographs.
Keep kitchen countertops as clear as possible. Larger appliances like a toaster, mixer, or coffee maker can remain as they contribute to a homely feel.
Store dishwashing liquid, brushes, drying racks, and cloths out of sight.
Remove visible paper towel rolls.
Thoroughly clean reflective surfaces, including the oven, stovetop, and refrigerator.
Ensure that no objects are placed on top of cupboards.
Arrange dining chairs uniformly around the table for a neat appearance.
Bathroom/WC
Remove all personal care products from visible areas, including countertops, bathtubs, and showers. A few decorative elements, such as a small plant, candles, or elegant perfume bottles, may remain for aesthetic purposes.
Polish mirrors to eliminate smudges or streaks.
Clean the shower glass to maintain a spotless look.
If applicable, pull back the shower curtain.
Remove towels from towel warmers and take away bathmats.
Neatly folded towels can be left on the counter or towel rack for a refined touch.
Bedroom
The bed should ideally be covered with a bedspread. If unavailable, use well-matched bedding to create a cohesive look.
Nightstands should be clear of clutter, aside from a single lamp or book.
Remove any visible clothing from hooks or racks.
Keep the tops of wardrobes free of objects.
Ensure all closet and cabinet doors are properly closed.
Turn on all light fixtures to create a warm and inviting atmosphere.
Living Room / Dining Area
In some cases, removing certain chairs or furniture pieces can make the space appear larger. The photographer may offer recommendations if adjustments are necessary.
If a fireplace is present, consider lighting it shortly before the photography session to enhance the ambiance.
Hide remote controls and ensure televisions are turned off.
Arrange chairs neatly, avoiding placements that obstruct the sense of openness—particularly at the ends of the dining table.
Reduce the number of decorative pillows on sofas to one or two for a balanced aesthetic.
Outdoor Spaces
Ensure the garden, driveway, and entryway are tidy. Remove any unnecessary items such as toys, bicycles, and gardening tools.
Coil garden hoses neatly and arrange outdoor furniture properly.
During warmer months, mow the lawn, and in winter, clear any snow from walkways leading to the property.
Remove vehicles and other movable objects from the driveway to allow for an unobstructed view of the property.
If outdoor trash bins are visible near the entrance, relocate them out of sight to maintain a clean exterior presentation.
